The need for Professional Home Staging is growing
in most areas. Homes that are professionally staged have the potential of
selling faster and for more money per square foot. What is Professional Home
Staging? Home Staging is the coordinated process of decluttering, preparing, neutralizing
and presenting your home for sale. The goal is to present your home so that it
appeals to the widest possible buyer audience, sells quickly and sells for the
highest possible price. Why is it necessary?
Most buyers have difficulty imagining themselves living in a home that
they are considering if there is clutter, items that are personal,
decorations/colors that are not up to date, etc.
At Caring Transitions, we complete our home
staging using mostly with what the homeowner already has in order to reduce the
costs of our services. Our overall process includes depersonalizing the space
by clearing clutter and personal identifiable items, moving or rearranging
existing furniture to maximize space and light, moving or replacing room
lighting to create a bright clean environment, cleaning the areas of the house interior
and exterior, making any necessary repairs or maintenance within the home; and if
necessary we may bring in new furniture and accessories to enhance the overall
decor of the home. Our Home Staging services
have proven to be extremely effective.
We have seen homes that have been on the market for months with no
offers and after our home staging is completed, they have received multiple
offers over the listing price in just days.
Most homeowners are somewhat blind to their own homes aging
decor, odors or smells and growing clutter.
Having a third party come in and evaluate and complete a home staging
project helps the homeowner finally realize that they have been living in
clutter, underutilized spaces and even smells that they have been blind
to.
When a buyer sees a home that is bright,
nicely decorated, uncluttered and smells nice they fall in love with the
home. Even some of the must have items
seem to not be so important anymore. All
buyer’s approach buying a home using a logical list of must haves or locations. In the end they choose a home that they feel
better about emotionally. A properly staged home can even overcome the “location”
issue of a buyer.
Keys to home staging:
- Create open uncluttered clean spaces
- Use neutral depersonalized accessories
- Enhance each room with proper lighting
- Reduce any existing odors or smells
- Focus on the buyer’s potential first impressions
as they approach the home and as they enter each room.
The benefits to home staging include:
- Improving your home’s appeal during showings and
in the online listing photography
- The home will appeal to a larger possible
audience
- A staged home will allow the buyer to better
imagine themselves living in the home
- Home staging can make your spaces seem bigger
- Home staging can help you sell your home faster
- Home staging can increase your selling price
